"In April of 1999, I was offered a transfer to Ottawa, with a commencement date of mid May. I needed a agent who will be able to sell our house within three weeks, and at a price that was relevant to the current market. At the time I was living by myself in Toronto, as my brother who co-owned the house with me was already living in Ottawa. Our immediate concern was to find a trustworthy realtor, to sell our house.
My brother was recommended a full time realtor by a real estate agent in Ottawa. When she came to inspect our home, she was not impressed. It was too modest and not worthy of her time. She would take it on the condition that if it did not sell within two weeks, that the asking price be lowered. This full time "experienced" agent wanted to set the asking price some $15,000 lower than what we eventually received.
Next, we interviewed "slick Jim". Jim was just the opposite of agent A. He was going to get us a price that we felt was not realistic. Jim's primary objective was to get the listing and he was prepared to tell us anything to get it. Jim also said that he sells his houses only to his clients. A clear conflict of interest.
When you approached us, right away we were impressed with your enthusiasm and dedication. Prior to your initial visit, you researched our neighbourhood throughly to ascertain the true fair market value of your home. You then conducted a through inspection of the house to determine what was needed in order for it to sell. You followed up, lend assistance and advise us accordingly. You went far beyond the expected duties of a normal real estate. Most agents are only interested in their commission. Your primary concern was that our needs were well taken care of. Due to your efforts, our house sold within 3 days of listing and we were able to get 98.6% of our asking price.
When choosing a real estate agent, make sure that you are comfortable with that individual. The agent that you select will play a major role in the price that you will receive and how long it will take to sell your home. Your home is probably your largest single investment. The outcome will affect you financially and emotionally. Make sure that you trust that person.
We highly recommend Mr. Christian Lepsa to anyone and if we ever move back to Toronto he will be our agent.
